Questa grande tenuta di circa 350 ettari è situata su dolci colline a 200 metri sul livello del mare e a circa 10Km dal paese di Peccioli. La tenuta dista circa 50 km da Pisa, 55km da Lucca, 25 km da Volterra e circa 45km da San Gimignano.
La proprietà è antica: la prima costruzione risale infatti al 1370 d.C.
Da subito la vite e l’olivo furono il cuore dell’attività nei vari poderi che costituiscono l’azienda di oggi.
La superficie della tenuta è costituita per circa 16 ettari da vigneti, per 30 ettari da oliveti, per 150 ettari da colture cerealicole e la restante parte da boschi. Vino ed olio vengono esportati in tutto il mondo.
Da qualche anno Francesca, la proprietaria, ha deciso di ristrutturare alcuni poderi a scopo turistico.
La ristrutturazione è stata realizzata con l’intento di rispettare la struttura originaria delle abitazioni. Da ogni podere sono nati così due appartamenti al primo piano completamente indipendenti. Tutte le abitazioni sono immerse nel verde e dispongono di piscina.

Monte (10 pers.) e Giulia (6 pers.) Sono gli appartamenti più grandi, situati al primo piano e ciascuno con la propria scala esterna. Se affittati entrambi da un gruppo di massimo 16 persone offrono un’ottima privacy. La piscina, a disposizione dei due appartamenti, misura metri 12x6 e si trova a circa 20-30 metri dalle due abitazioni, su una collina che offre una magnifica vista delle colline e delle vallate circostanti. Un grande e vecchio gazebo, usato anticamente come rimessa attrezzi, offre la possibilità di sedere e mangiare all’ombra. In una stanza a piano terra si trova la lavatrice utilizzabile a pagamento dagli ospiti dei due appartamenti. In giardino è presente anche un barbecue.
“Monte”, con i suoi 200m², ospita fino a 10 persone. Dispone di 3 camere matrimoniali, 2 camere con due letti singoli ciascuna, 3 bagni con doccia, 1 bagno con doccia e vasca, 1 bagno con lavandino e wc, un ampio soggiorno con camino e divani e di una cucina con forno e lavastoviglie. La camera con i due letti singoli è accessibile dal soggiorno per mezzo di una scala in legno. Uno dei 3 bagni si trova al suo interno.
“Giulia” misura 120m² e può ospitare 6 persone. Dispone di due camere matrimoniali, una camera con due letti singoli, due bagni con doccia, soggiorno con camino e cucina con lavastoviglie.

Entrambi gli appartamenti hanno un impianto di riscaldamento indipendente.

Camino (4 pers.) e Prospero (4 pers.) Anche questi, come “Monte” e “Giulia”, sono ubicati al primo piano, hanno l’ingresso indipendente ma vi si accede per mezzo della stessa scala esterna. La piscina che misura metri 9x4 si trova a circa 20-30 mt dal podere. A disposizione degli ospiti vi è un grande e verde giardino con barbecue e con la possibilità di mangiare all’aperto. Se affittati insieme sono un’ottima soluzione per famiglie di 8 persone in cerca di privacy.

Sia “Camino” che “Prospero” misurano circa 80m² e ciascuno dispone di una camera matrimoniale, una camera con due letti singoli, soggiorno, bagno con doccia e cucina con forno e lavastoviglie. In una stanza a piano terra si trova la lavatrice utilizzabile a pagamento dagli ospiti dei due appartamenti.

Guardia (8 pers.) Dista circa 40-50 mt dal podere dove si trovano “Camino” e “Prospero”.
Un tempo era la casa del guardiacaccia della tenuta (da qui il nome “Guardia”). Oggi è stata anch’essa ristrutturata e destinata ad ospitare turisti e, nei periodi invernali, cacciatori. Anche questa struttura è immersa nel verde ed ha una piscina esclusiva di metri 6x4mt. L’abitazione che si sviluppa su due piani, misura 180m² e può accogliere fino ad 8 persone. L’arredamento è semplice. A piano terra vi è una camera matrimoniale, una camera con due letti singoli, 2 bagni con doccia, salotto e cucina. La cucina dispone di una porta che conduce all’aperto, sul retro, dov’è possibile pranzare.
Al primo piano vi è una camera matrimoniale, una camera con due letti singoli, 1 bagno con doccia, soggiorno con camino e cucinotto.
L’abitazione ha i riscaldamenti e può essere affittata anche nei mesi più freddi.

 TENUTA DI FRANCESCA This large estate, of about 350 hectares, is located on low hills. It is 200 metres above sea level and about 10 km from the village of Peccioli. The estate is also 50 km from Pisa, 55 from Lucca, 25 from Volterra and about 45 from San Gemignano.
The estate is very old: in fact the original buildings date back to 1370 AD.

Monte (10 people) e Giulia (6 people) These are the largest flats. They are both on the first floor and each with its own external staircase. If rented together by a group of not more than 16 people, they offer a great deal of privacy. The pool, which is shared by the two flats, is about 12x6 and is about 20-30 metres from the two flats, on a hill that offers a magnificent view over the hills and the valleys around. A large and old gazebo, which was used, in old times, as a barn, gives guests the possibility to take meals in the open. The washing machine – which can be used by the guests of the two flats by paying a small amount of money – is in a room on the ground floor. There is also a Bar-B-Q in the garden.
“Monte”, which is about 200 sq m, can host up to 10 people. It has 3 double  bedrooms, 2 twin- bedded rooms, 3 bathrooms with a shower, a bathroom with a tub and a shower, and  a toilet with a washbasin and a water closet. It has also a large living room with a fireplace and sofas and a kitchen with an oven and a dishwasher. One of the two twin-bedded rooms can be reached from the living room by a wooden staircase. One of the three bathrooms is inside this bedroom.
“Giulia” is about 120 sq m and can host 6 people. It has two double bedrooms, a twin-bedded room, two bathrooms with a shower, a living room with a fireplace and a kitchen with a dishwasher.
Both flats have independent central heating.

Camino (4 people) e Prospero (4 people) These flats too are on the first floor, like "Monte" and "Giulia". They have an independent entrance each, but  can be reached by the same external staircase. The swimming pool, which is 9x4 metres, is about 30-30 metres from the farm.  Guests can use a large garden with a Bar-B-Q and take meals outside. If rented together by families of 8 people, these flats can give a lot of privacy.

Guardia (8 people) “Guardia” is 40-50 metres from the farm with “Camino” and “Prospero”.
It used to be the gamekeeper’s  house (this is why it is called “Guardia”). This house has also been refurbished and destined to host tourists, and, in the winter season, to host hunters. This house too is surrounded by vegetation and has an exclusive swimming pool of 6x4 metres. The house, which is on two floors, is about 180 sq m and can host up to 8 people. It is simply furnished. Downstairs, there is a double bedroom, a twin-bedded room, 2 bathrooms with a shower, a living room and a kitchen. In the kitchen there is a French windows that opens on the back garden where you can take meals. Upstairs, there is a double bedroom and a twin-bedded room, a bathroom with a shower, a living room with a fireplace and a kitchenette.
The house has got central heating and therefore it can be rented also in autumn and winter.

The houses in the “Tenuta di Francesca” can be rented by different kinds of families. They can be rented by families who want to make excursions to the nearby old art  towns, or by more numerous families who want to have a holiday together in a relaxing place and enjoy the extra-virgin olive oil and various wines produced here.

 TENUTA DI FRANCESCA Dieses große Landgut von ca. 350 ha liegt auf sanften Hügeln, 200 m über dem Meer, 10 km von “Peccioli” entfernt. Das Landgut ist ca. 50 km von Pisa, 55 km von Lucca, 25 km von Volterra und ca. 45 km von S.Gimignano entfernt.
Es handelt sich um einen sehr alten Besitz: Das älteste Gebäude geht auf das Jahr 1370 zurück. Schon seit damals sind die Olivenbäume und die Weinreben das Herz des Anbaus auf den Äckern, die heute das Landgut ausmachen.

Monte (10 Personen) u. Giulia (6 Personen) Sind die größeren Wohnungen. Sie liegen im ersten Stock und sind über eine eigene Außentreppe erreichbar. Sie können auch von einer Gruppe von maximal 16 Leuten zusammen gemietet werden und bieten dann besonders viel Privatsphäre. Der Pool (12x6 m) steht den zwei Wohnungen zu Verfügung und liegt ca. 20-30 m von den Wohnungen entfernt auf einem Hügel mit Blick auf die umliegenden Hügel und Täler. Ein großer alter Pavillon, früher als Lager genutzt, bietet die Möglichkeit im Schatten zu sitzen und zu essen. In einem Raum im Erdgeschoß befindet sich die Waschmaschine, die die Gäste gegen Bezahlung verwenden können. Im Garten gibt es auch einen Grill. Die Wohnung „Monte“ mit ihrem 200 qm kann bis zu 10 Personen beherbergen. Sie verfügt über 3 Doppelbettzimmer, 2 Zweibettzimmer und 3 Bäder mit Dusche, ein Bad mit Badewanne und ein Bad mit Waschbecken und WC, ein großes Wohnzimmer mit Kamin und Sofas und eine Küche mit Ofen und Spülmaschine. Eines der Zweibettzimmer ist von Wohnzimmer über eine Holztreppe erreichbar. Eines der drei Bäder befindet sich in diesem Zimmer.

Camino (4 Personen) u. Prospero (4 Personen) Auch diese zwei Wohnungen, befinden sich wie “Monte und Giulia” im ersten Stock und haben unabhängige Außeneingänge aber gemeinsame Außentreppen. Der Pool (9x4 m) liegt 20-30 m von den Wohnungen entfernt. Zu Verfügung der Gäste steht ein großer grüner Garten mit Grill und Möglichkeit zum draußen Essen. Zusammen gemietet sind sie die optimale Lösung für zwei Familien (maximal 8 Personen), die nach Privatsphäre suchen. Jede Wohnung (je 80 qm) verfügt über ein Doppelbettzimmer, ein Zweibettzimmer, ein Wohnzimmer, ein Bad mit Dusche und eine Küche mit Ofen und Spülmaschine. In einem Raum im Erdgeschoß steht eine Waschmaschine, die die Gäste gegen Bezahlung verwenden können.

Guardia (8 Personen) Liegt ca.40-50 m vom Gründstück, wo sich die Wohnungen „Camino“ und „Prospero“ befinden. Einst war dieses Haus das Haus des Jagdaufsehers (daher der Name „Guardia“), heute beherbergt es Touristen im Sommer und Jäger in Winter. Auch dieses Haus ist ins Grün eingebettet und hat einen eigenen Pool (6x4 m). Das Haus hat zwei Stockwerke, ist 180 qm groß und kann bis zu 8 Personen beherbergen. Die Einrichtung ist einfach: Im Erdgeschoß ein Doppelbettzimmer, ein Zweibettzimmer, zwei Bäder mit Dusche, ein Wohnzimmer und eine Küche. Von der Küche aus gelangt man durch eine Tür ins Freie, wo man auch essen kann. Im ersten Stock befinden sich ein Doppelbettzimmer, ein Zweibettzimmer, ein Bad mit Dusche, ein Wohnzimmer mit Kamin und eine Kochecke. Das Haus hat eine Heizung und kann daher auch in der frischeren Jahreszeit gemietet werden.
