Se vi piace trascorrere delle vacanze con amici oppure essere soli in un grande, tipico ad antico rustico toscano, “La Guardiola” è ciò che fa per voi.
L’antico casale sorge al centro di una proprietà di circa 70 ettari di terreno coltivabile.  In alcuni periodi dell’anno, potrete anche assistere alla coltivazione ed alla raccolta dei cereali.
Anche la strada che percorrerete per raggiungerla è tipicamente toscana: una sinuosa strada di campagna caratterizzata da una fila di cipressi attraversa colline e vallate. Se il mare non fosse a poco più di 15 km si potrebbe dire che si sta percorrendo una strada del Chianti!
La particolarità di questo casale sta anche nel fatto che si trova su una posizione da sogno. Il retro della casa così come alcune finestre delle camere e la piscina (4,8x11m) offrono un meraviglioso panorama: si possono vedere non solo le tipiche colline toscane sottostanti ma anche tutta la città di Grosseto, la città di Castiglione della Pescaia ed il mare.
Non distante dal rustico vi è un grande magazzino prefabbricato: una parte utilizzato come rimessa attrezzi e l’altra, munita di panche e tavoli in legno, può essere usata dagli ospiti per cenare o fare colazione.
L’abitazione in pietra si compone in realtà di due case. Quella più piccola (75 m²) si trova a piano terra ed è costituita da una grande cucina, un soggiorno con un divano letto matrimoniale, una camera matrimoniale e bagno con doccia. Per mezzo di una scala posta vicino all’ingresso dell’abitazione del piano terra, si accede all’abitazione del primo piano (140 m²). Non appena termina la rampa di scale troverete sulla sinistra la sala con divani, un divano-letto matrimoniale ed il camino. Dalla sala si accede ad un loggiato che offre una meravigliosa vista sulla piscina, sulla campagna sottostante e sulla città di Grosseto.
Le altre stanze che compongono l’abitazione del primo piano sono due camere con letto matrimoniale, 2 bagni (uno con doccia e l’altro con vasca), una camerina con due letti singoli ed una con un letto a castello.
Non dimenticate che il casale è munito di ogni comfort: lavatrice, lavastoviglie e Tv con antenna parabolica puntata su “Astra” ed “Hotbird”. Il giardino recintato intorno all’abitazione misura circa 6.000 m². Chi volesse venire in vacanza con gli animali può farlo, l’importante è non lasciare gli animali soli in casa o lasciarli dormire sui letti o sulle coperte*.
L’unica persona che potrete incontrare a “La Guardiola” è il guardiano. Questi deve venire almeno ogni due giorni per pulire la piscina.
A “La Guardiola” non esistono vicini: sarete i soli a beneficiare del bellissimo panorama che solo quest’abitazione può offrire.

* Le coperte usate per far dormire i cani verranno addebitate (45,00 Euro ciascuna) e regalate ai clienti.

 LA GUARDIOLA If you like spending a holiday with friends or if you like being alone in a large, typically Tuscan country house, La Guardiola is the ideal place for you!
The old house is located in the middle of o property of about 70 hectares of tillable land. Do not forget that "La Guardiola" is a farm, therefore, during some periods of the year, you will be able to see various agricultural activities.
Also the road that leads to the house is typically Tuscan: a  country road, lined with cypress trees, winding through hills and valleys. If the sea were not only 15 km away, you could say that you were driving along a Chianti road.
This house is very special  also because it is located in a dream area. From the back of the house, as well as from some windows of the bedrooms and the pool (4.8 x 11m), you can enjoy a beautiful view on the typical Tuscan hills, the whole town of Grosseto, the small town of Castiglione della Pescaia, and the sea!
There is a large prefab warehouse near the house. Part of it is used as a store room for tools. The rest of it, equipped with wood benches and tables, can be used by guests to take meals.
The stone house is  divided into two flats. The smaller one (75 sq m), is downstairs and has got a large kitchen, with a double sofa bed, a large bedroom and a bathroom with a shower. A staircase, next to the ground floor flat entrance, leads to the first floor flat (140 sq m). This flat has got a large living room, with sofas, a sofa bed and a fireplace. A living room French window opens onto a porch which offers you a splendid view on the pool, the countryside and the town of Grosseto.
The first floor flat has got two double bedrooms, two bathrooms (one with a tub and the other with a shower), a small bedroom with twin beds, and one with a bunk bed.
The place is equipped with all comforts: a washing machine, a dishwasher, and SAT TV with a dish pointed towards Astra. The fenced garden around the house is about 6.000 sq m. If you can take pets with you*, if you want, as long as you do not leave them alone in the house.
The only person you can meet there is the guardian, who has to come over at least twice a week to clean the pool.
There are no neighbours! You will be the only ones to enjoy the beauty of the place.

The deposit will be returned on Saturday morning at 9.00. In case guests
should leave earlier such deposit (less gas and electricity expenses)
will be given to the Agency.

* The blankets used as dogs' beds will be charged € 45 each and then given to guests at the end of their stay.

LA GUARDIOLA Wenn Sie den Urlaub mit Freunden zu verbringen möchten oder auch alleine in einem großen, alten typisch toskanischen Landhaus, dann ist „La Guardiola“ für Sie das Richtige. Das alte Haus befindet sich in der Mitte eines 70 Hektar großen Agrargründstücks. Zur entsprechenden Jahreszeit können Sie die Pflanzung oder die Ernte des Getreides beobachten. Auch die Straße die dorthin führt ist typisch toskanisch: Eine kurvenreiche Landstraße, begrenzt von einer Reihe Zypressen, führt über Hügel und durch Täler. Wenn das Meer nicht nur ca.15 km entfernt wäre, könnte man glauben, dass man gerade auf einer Straße des Chiantis führe. Die Besonderheit dieses Hauses ist seine Traumlage. Das Hinterteil des Hauses sowie einige Fenster der Schlafzimmer und der Pool (4,8 x 11 m) bieten einen wunderschönen Ausblick: Man kann nicht nur die darunterliegenden toskanischen Hügel sondern auch die ganze Stadt Grosseto, Castiglione della Pescaia und das Meer sehen. Nicht weiter entfernt vom Haus befindet sich eine große Fertigteilhalle: Ein Teil davon wird als Lager für Werkzeuge benutzt und der andere, ausgestattet mit Biergarnituren, kann von den Gästen zum Abendessen oder Frühstück benutzt werden. Das Steinhaus besteht aus zwei Wohnungen. Die kleinere (75 qm) befindet sich im Erdgeschoss und verfügt über eine große Küche, ein Wohnzimmer mit Doppelbettsofa, ein Doppelzimmer und ein Bad mit Dusche. Über eine Treppe in der Nähe des Eingangs der Erdgeschosswohnung gelangt man zu der größeren Wohnung (140 qm) im ersten Stock. Am Ende der Stiege ist links das Wohnzimmer mit mehreren Sofas, einen Doppelbettsofa und einen Kamin. Vom Wohnzimmer aus gelangt man zu einem Laubengang, der einen wunderschönen Blick auf den Pool, das darunterliegende Land und die Stadt Grosseto bietet. Die anderen Zimmer dieser Wohnung sind zwei Doppelzimmer, zwei Bäder (eins mit Dusche und eins mit Badewanne), ein Zimmer mit zwei einzelnen Betten und ein Zimmer mit einem Stockbett. Zu erwähnen ist noch, dass das Haus mit jeglichem Komfort ausgestattet ist: Waschmaschine, Spülmaschine und Sat-TV zum Empfang der Programme des Satelliten „Astra“ u. „Hotbird“. Der eingezäunte Garten um das Haus misst ca. 6.000 qm. Wer mit Haustieren in Urlaub gehen möchte kann dies tun, die Tiere dürfen jedoch nicht allein gelassen werden. Die einzige Person, die sie auf “La Guardiola” antreffen können, ist der Hausmeister. Er muss mindestens alle zwei Tage kommen um den Pool zu reinigen. Auf “La Guardiola” gibt es keine Nachbarn: Sie werden die einzigen sein, das wunderbare Panorama genießen werden, das diese Anlage bieten kann.

• Das von Ihnen bezahlte Depot erhalten Sie jeweils Samstagmorgen um 09.00 Uhr zurück. Sollte ein Gast bereits früher abreisen wird die Kaution (unter Abzug der Gas- und Elektrizitätskosten) von der Agentur zurückerstattet.
